NOTICE IS HEREBY GIVEN BY THE TOWN OF PATTERSON ZONING BOARD OF APPEALS of the following public hearings to be held on Wednesday, June 17, 2026 at 7:00 p.m. at the Patterson Town Hall, 1142 Route 311, Patterson, Putnam County, New York to consider the following applications:

1. Genesis Melendez: Case #07-26 – Area Variances: Applicant is requesting three area variances pursuant to §154-27A(12)(a) and §154-7 of the Patterson Town Code in order to legalize a 10 ft. x 12 ft. shed and install a jungle gym in a front yard. The subject property has lot frontage on Victory Road, Maine Road and Warren Drive and, therefore, is considered to have three front yards. This property is located at 3 Victory Road. Tax Map 25.78-1-34 (RPL-10 Zoning District) The variances requested are as follows:
• Shed: Town Code §154-7 requires accessory structures to meet a minimum side yard setback of 5 ft. Shed exists 3.5 ft. from the side property line; variance requested is for 1.5 ft. Town Code §154-27A(12)(a) also prohibits accessory structures from being located in a front yard. Shed exists forward of the dwelling in the front yard that abuts Warren Drive; variance requested is to allow the shed to be located in a front yard.
• Jungle Gym: Town Code §154-27A(12)(a) prohibits accessory structures from being located in a front yard. Applicant wishes to construct a jungle gym forward of the dwelling in the front yard that abuts Maine Road; variance requested is to allow for a jungle gym to be located in a front yard.

2. Sophie Luo/Diamond Mountain, LLC/ Willton Brewster, LLC: Case #08-26– Area Variances: Applicant is requesting two area variances pursuant to §154-27A(12)(a) of the Patterson Town Code: Permitted accessory uses in order to construct two accessory structures in a front yard; the proposed greenhouse/barns will be 50 ft. x 28 ft. and 63 ft. x 50 ft. in size. Town Code §154-27A(12)(a) prohibits accessory structures from being located between the principal dwelling and front property line. Both proposed structures will be located forward of the principal dwelling; variances requested are to allow for the construction of two accessory structures in a front yard. This property is located at 78-80 Big Elm Road. Tax Map #24.-1-1 (R-4 Zoning District).
